What steps do I take when buying a home?

The Broker Buyer Agreement

The new Buyer Broker Agreement is a mandatory contract that real estate agents must use when representing buyers. It outlines the relationship between the buyer and agent, detailing the agent's responsibilities, scope of services provided and the commission structure.

 

This agreement ensures that the buyer understands the terms of the agent's compensation, which could be paid by the seller, the buyer, or both, depending on the terms agreed upon.

The Search Begins

We'll start by discussing your needs, such as ideal location, budget, and must-have features. Once we have a clear picture, we'll curate a list of properties that match your criteria and set up viewings at your convenience.

 

As we tour homes, we'll provide insights on each property's potential and market value. Our goal is to make this process as smooth as possible, ensuring you find a home that fits your lifestyle and fulfills your needs.

Submitting Your Offer

Once you've found a home you love, the next step is to place an offer. We'll start by reviewing the home's market value and recent comparable sales in the area to determine a competitive yet fair offer price.

 

We'll then guide you through crafting the offer, including any contingencies like inspections or financing that might be important to you.

Negotiation & Closing

Once we submit your offer we'll be your advocate during negotiations, aiming to get you the best possible price and terms. If the seller counters, we’ll discuss the options and decide on the best course of action together. Our goal is to secure the home for you while ensuring you feel confident and informed throughout the negotiation process.

Inspections & Escrow

Once your offer is accepted there's still work to do! We'll be there to walk you through all aspects of the escrow process, from inspections to appraisals and any surprises that may come up, our Compass support system backs us up in taking care of you every step of the way.
